Our Process

Committed to Our Client’s Vision and Budget

While our process is primarily determined by our client’s needs, we prefer to become involved while the plans are still being developed by the architect.  This allows us to suggest adjustments based on best construction practices and/or budgetary restraints.  Additionally, we like to help identify any material compatibility issues that might cause delays during the construction phase. Once the plan set is complete, we will send out the project for bids and create a line item budget for review.  To keep Client costs transparent, we work under a Cost Plus model for all of our projects.  This allows the client to see the cost of every line item and easily adjust allowances to reflect what is most important to the space and design.  A Cost Plus model also allows us to credit our contingency line item back to the client if it is not utilized. In a fixed price contract, the contingency is retained by the General Contractor. Prior to breaking ground, we provide a preliminary construction schedule and begin ordering any long lead items for the project. Throughout the build, we promise to maintain an open line of communication to keep our client(s) updated and to answer any questions or concerns that may arise. Transparency, communication and integrity are core tenets of our business.
